The Brookline Select Board met Tuesday, July 14, 2026, as the board continues work on a development agenda aimed at closing a projected $25 to $28 million structural budget gap by 2029. The Centre Street lot in Coolidge Corner is the board's top target. A committee previously recommended issuing a Request for Information to developers to transform the lot into a walkable plaza with housing and a parking garage. The previous Select Board never acted on that recommendation.
In Brookline Village, the Kent/Webster lot behind the Caffe Nero and Starbucks is another priority. Two adjacent private properties are on the market, and Brewton floated a public-private partnership combining the town's land with those parcels.
A third site, the Kent/Station lot, was once slated for affordable senior housing built above the parking. That project stalled over parking concerns. Brewton proposed revisiting it, possibly pairing it with Kent/Webster development.
Brewton's analysis found that every major project built in Brookline over the last 15 years has had a net positive fiscal impact on town finances. "Even in a worst case scenario, new apartments are still a net positive to the town," Select Board member Amanda Zimmerman said at the June meeting, as reported by Brookline News.
Developers have filed proposals for roughly 300 new housing units across town: 116 units at 40 Kent Street near the Brookline Village MBTA station, approximately 150 apartments at 654–678 Brookline Avenue, and 40 units at 429 Harvard Street.
