Brookline's Town Hall roof replacement has been pushed back 10 days. The $600,000 project will now begin Monday, July 20, after a delivery delay forced the town to scrap its original Friday, July 10 start date.
The town posted the delay notice on its civic alert page, updating an announcement first published Wednesday, July 8. Public Buildings Director Charlie Simmons is the point of contact for the project, which contractor MDM Engineering has a four-to-five-week timeline to complete, weather permitting.
That puts the estimated finish in mid-to-late August.
Town Hall at 333 Washington St. will stay open throughout construction, but getting there will look different:
- Security fencing will surround the front of the building and equipment staging areas. Direct access to the main front doors from the parking lot will be blocked. Visitors parking in the lot can use the auxiliary side entrance or walk around to Holden Street or Washington Street to reach the front doors via the sidewalk.
- The parking lot goes one-way. Enter from Holden Street, exit onto Pierce Street. Fifteen spaces will be lost to make room for a crane, roofing supplies, and large dumpsters.
- Accessible parking moves. Four designated accessible spaces are being relocated: two to the corner of the lot near the Pierce School, two on Washington Street. All temporary spaces will be clearly marked.
- The pedestrian shortcut running from the Brookline Village Library to the area between Town Hall and the Pierce School will be completely blocked for the duration of the project.
The Town Hall roof is one piece of a Capital Improvement Project-funded contract that also covers the Brookline Village Library at 361 Washington St. and Fire Station No. 6 at 962 Hammond St. Public procurement records list the total three-building contract at $1.5 million; the town's own announcement pegs the Town Hall portion at roughly $600,000.
The work involves tearing off the existing flat roof and installing a new PVC membrane system with a 20-year manufacturer warranty, according to bid documents published in March.
Not all of Town Hall's roof will be done this summer. Work on Roof Areas 2 and 4 is on hold until a new chiller unit is installed, estimated for summer 2027 according to bid documents.
Station No. 6 on Hammond Street is already carrying extra weight. The station has housed Engine 4 since July 2025, when Station 4 on Boylston Street closed for a separate $65 million renovation program covering all five Brookline fire stations. The roof replacement at Station No. 6 is a separate, smaller project funded through CIP dollars, not the voter-approved debt exclusion that backs the broader station overhaul.
The Station No. 6 roof scope includes chimney repairs, cupola painting, replacement of standing seam panels on the penthouse, and removal of an antenna, per bid records.
