Brookline's for-sale housing inventory fell to 199 active listings for the week of Sept. 23–29. That is down from 207 the prior week, according to MLS data published by The Bushari Team at Compass.

The data, collected the morning of Oct. 1, reflects a single snapshot of the MLS PIN system. Figures can shift after collection.

Closed sales rose to 10, up from four during the Sept. 16–22 period. Eleven listings went under agreement, compared with eight the prior week. Nineteen new for-sale listings hit the market, two fewer than the 21 added the week before.

Ten properties were pulled from the market without a recorded sale. 

What's on the market

Condos made up the largest share of inventory, with 125 active listings at an average asking price of about $1.39 million and an average of 44 days on market.

Single-family homes numbered 55, with an average asking price of roughly $5.29 million and an average of 77 days on market. Fourteen multi-family properties were listed at an average asking price of about $3.97 million and averaged 47 days on market.

Five land parcels rounded out the inventory at an average asking price of roughly $4.92 million. Those parcels averaged 192 days on market, the longest sit time of any property type by a wide margin.

Rentals

Thirteen new rental listings appeared during the same week. Brookline had 182 active rentals with an average asking rent of $4,563 per month and an average of 49 days on market.

Open houses ahead

Eighty-six Brookline listings had 136 open-house sessions scheduled for the Oct. 2–5 weekend, according to MLS data updated Oct. 2. Some properties had multiple showings on the schedule.

No price adjustments were recorded in the MLS data for the Sept. 23–29 window. That does not mean active listings have never changed price. Buyers tracking specific properties should check listing histories directly.
