Brookline recorded 18 home sales during the week of Aug. 19–26, led by a $5 million single-family closing at 18 Naples Road.

The weekly data, compiled by Brookline-based agent Elad Bushari of the Bushari Team at Compass from MLS PIN/PINERGY records updated Aug. 28, showed 15 new sale listings, 15 properties going under agreement and 13 taken off the market. Active for-sale listings totaled 167, down from 175 the prior week.

The Naples Road property, a five-bedroom home spanning 5,198 square feet, sold for $5 million after 18 days on market. That was 95.2% of its $5.25 million asking price.

At the other end, 2 Wildwood Drive sold for $700,000 after 68 days, slightly above its $699,900 list price and marking the week's most affordable single-family sale.

Condos draw the sharpest competition

Condos priced between $1 million and $1.5 million attracted the most competitive buyer activity, according to Bushari's analysis. A unit at 61 Longwood Ave. closed at $1,353,400, or 4.5% above its $1,295,000 list price, after just seven days on market. Another at 227 Summit closed at 101.7% of its asking price.

Two luxury condo units at 11 Goodwin Place told a different story. Both sold below asking after more than 100 days, closing at $2,625,000 and $2,150,000.

New condo listings under $1 million are getting scarce. Bushari described sub-million options as "increasingly rare," pointing to 1731 Beacon St. at $998,000 and 124 Chestnut St. at $859,000 as the week's only entries below that threshold.

Rental surge and seller pullbacks

The rental market saw 46 new listings during the week, nearly double the 25 added the prior week. Bushari described the volume as more typical of peak September turnover arriving early. The priciest new rental was 303 Russett Road at $6,800 per month for five bedrooms. Four units at 201 Sherman Road listed simultaneously, ranging from $5,030 to $5,535 per month.

Sellers also pulled back. Thirteen properties were taken off the for-sale market, a count the report called "notably elevated." The most striking withdrawal was 222 Warren St., a five-bedroom, 7,855-square-foot home listed at $10,985,000. It had sat on the market for 229 days.

The week's top new listing was 221 Gardner Road, a five-bedroom single family priced at $4.8 million. On the buyer side, 111 Clinton Road, a seven-bedroom home asking $3.65 million, went under agreement in 19 days.

Brookline's late-July market had shown signs of cooling, with just 20 sales recorded in the second half of that month, according to Brookline.News citing Warren Group data. The August pace has held close to that level, with 16 sales the week of Aug. 12–19 and 18 the following week.
